How it works

UAE VAT is charged at a single standard rate of 5% under Federal Decree-Law No. 8 of 2017. To add it, the widget multiplies the net amount by 5% and adds the result; to remove it from a price that already includes VAT, it divides by 1.05, so AED 1,050 splits into AED 1,000 net and AED 50 VAT. Two categories carry no VAT for the customer: zero-rated supplies (exports, international transport, qualifying education and preventive healthcare, the first sale of a new home within three years) and exempt supplies (certain financial services, residential rent and later sales of homes, bare land, local passenger transport). The difference matters to the seller: VAT paid on costs linked to a zero-rated sale can be recovered, while VAT on costs of an exempt sale cannot. The 5% comes from A2Z's UAE rule file, with its source and verification date shown under the result.

Calculation method

  • Standard-rated, adding VAT: VAT = net x 5%; total = net + VAT
  • Standard-rated, removing VAT: net = total / 1.05; VAT = total - net
  • Zero-rated and exempt supplies: VAT = 0 (input-tax recovery differs, see the note)
  • Results rounded to the fils (AED 0.01)

Worked examples

Adding VAT

Inputs: AED 5,000 before VAT; standard-rated

Result: VAT AED 250; total AED 5,250

5,000 x 5% = 250.

Removing VAT

Inputs: AED 1,050 including VAT; standard-rated

Result: Net AED 1,000; VAT AED 50

1,050 / 1.05 = 1,000; 1,050 - 1,000 = 50.

Exempt supply

Inputs: AED 8,000 residential rent; exempt

Result: VAT AED 0; total AED 8,000

Exempt supplies carry no VAT and no input-tax recovery.

Limitations

  • Does not decide whether a particular supply is zero-rated or exempt - that depends on the conditions in Articles 45 and 46 and the Executive Regulation.
  • Reverse-charge imports, designated zones, the profit-margin scheme and tourist refunds are not modelled.
  • Rounding per invoice line is shown to the fils; the FTA's rules for rounding across many lines are not applied.

Questions

What is the VAT rate in the UAE?

5% on standard-rated supplies of goods and services and on imports, in force since 1 January 2018 under Article 3 of Federal Decree-Law No. 8 of 2017. Some supplies are zero-rated and some are exempt.

How do I remove VAT from a price that includes it?

Divide by 1.05 to get the net amount, then subtract it from the total. AED 5,250 including VAT is AED 5,000 net plus AED 250 VAT. Multiplying the total by 5% gives the wrong answer (AED 262.50).

What is the difference between zero-rated and exempt?

Both charge the customer no VAT. A zero-rated supply is taxable at 0%, so the supplier can still recover VAT it paid on related costs; an exempt supply is outside the tax, so VAT on its costs cannot be recovered.

Is residential rent subject to VAT?

Leasing residential buildings is exempt, so no VAT is charged on the rent. The first supply of a new residential building within three years of completion is zero-rated, and commercial property is standard-rated at 5%.
