How it works
Every Dubai property sale is registered with the Dubai Land Department, and its Property Sale Registration page lists the fees. The transfer fee is 4% of the sale value, which DLD shows as 2% for the buyer and 2% for the seller; Executive Council Resolution 30 of 2013 makes equal sharing the rule unless the parties agree otherwise, so the widget starts from 2% + 2% and lets you choose the split your contract agrees. On top come a AED 250 title deed fee, AED 10 knowledge and AED 10 innovation fees, and the registration trustee (service partner) fee of AED 4,000 plus 5% VAT when the price is AED 500,000 or more, or AED 2,000 plus VAT below that. A map fee applies only when a map is issued, so it is optional. If the purchase is mortgaged, DLD's mortgage registration page adds 0.25% of the loan, another AED 250 + 10 + 10 and a service partner fee of AED 4,000 plus VAT. Only figures printed on DLD's pages are used - there is no fixed 'AED 290' mortgage fee on them, so none is added - and each one comes from A2Z's rule file with its verification date.
Calculation method
- Transfer fee = 4% x sale value; shared equally (2% + 2%) unless the contract agrees otherwise (ECR 30/2013 Art. 3(1))
- Other fees = AED 250 title deed + AED 10 knowledge + AED 10 innovation + trustee fee (AED 4,000 if price >= 500,000, else 2,000) x 1.05 VAT + optional map fee
- Mortgage registration = 0.25% x loan + AED 250 + 10 + 10 + AED 4,000 service partner x 1.05 VAT
- All DLD fees = transfer fee + other fees + mortgage registration
Worked examples
Ready apartment, cash
Inputs: Price AED 1,000,000; no mortgage; no map
Result: Transfer fee AED 40,000 (20,000 + 20,000); all DLD fees AED 44,470
40,000 + 250 + 10 + 10 + 4,000 + 200 VAT = 44,470.
Under AED 500,000
Inputs: Price AED 499,999; no mortgage
Result: Trustee fee AED 2,000 + AED 100 VAT
The lower trustee fee applies below AED 500,000.
With a mortgage
Inputs: Price AED 2,000,000; mortgage AED 1,600,000
Result: Mortgage registration AED 8,470
1,600,000 x 0.25% = 4,000 + 250 + 10 + 10 + 4,000 + 200 VAT.
Studio apartment
Inputs: Price AED 650,000; cash; equal split
Result: Buyer 13,000 + seller 13,000; all DLD fees AED 30,470

Limitations
- Dubai only; Abu Dhabi and the other emirates charge different fees.
- Agent commission, developer service and NOC charges, bank arrangement fees and valuation fees are private charges, not DLD fees, and are not included.
- Off-plan (Oqood) registrations follow a different fee page - use the off-plan payment plan calculator.
- Gifts, inheritance transfers and other transaction types follow different items of the DLD fee schedule and are not modelled.
- Service charges owed to the owners association, developer clearance certificates and Ejari tenancy registration are separate from the sale fees.

Questions
How much is the Dubai Land Department transfer fee?
4% of the sale value. DLD's fee table lists it as 2% paid by the buyer and 2% paid by the seller; a AED 2,000,000 apartment carries AED 80,000 in total, AED 40,000 on each side.
Does the buyer always pay the full 4%?
No. Under Article 3(1) of Executive Council Resolution 30 of 2013 the fee is shared equally between seller and buyer unless they agree otherwise. Many contracts put all 4% on the buyer; pick that split in the widget if yours does.
What is the registration trustee fee?
The fee of the registration trustee (DLD's service partner) that processes the transfer: AED 4,000 plus VAT when the price is AED 500,000 or more, and AED 2,000 plus VAT below AED 500,000.
What does mortgage registration cost?
0.25% of the loan amount plus AED 250 for the title deed and AED 10 + AED 10, and a AED 4,000 plus VAT service partner fee, as listed on DLD's mortgage registration page.
What are the DLD map fees?
The Property Sale Registration page lists three: AED 225 for a unified map in areas under Dubai Municipality, AED 100 for a map of land outside those areas, and AED 250 for villa and apartment maps. They apply only when a map is issued with the title deed, so the widget lets you leave them out.
Is VAT charged on Dubai Land Department fees?
The fee table adds 5% VAT to the registration trustee (service partner) fee, and the mortgage page does the same for its service partner fee. The widget applies VAT to those service fees only, exactly as listed, and not to the 4% government transfer fee.
Where is the transfer actually completed?
At a registration trustee office - a DLD service partner - where buyer, seller (or their representatives) and any lender sign the transfer; the trustee collects the DLD fees and the new title deed is issued electronically.
Does the DLD fee depend on the buyer's nationality?
No. The fee table on DLD's Property Sale Registration page lists one set of fees for every buyer; residence and nationality matter for mortgage limits, not for the transfer fee.
Can the seller pay the whole transfer fee?
Yes, if the parties agree. Resolution 30 of 2013 shares the fee equally only "unless agreed otherwise", so a motivated seller or a developer clearing stock can offer to cover it; choose "Seller pays all 4%" to see the effect.
