How it works
Off-plan payment plans in Dubai are set by each developer, so the widget takes the plan as you enter it: a booking percentage, a construction percentage split into equal instalments every one, three or six months, a handover percentage, and an optional post-handover percentage spread over monthly payments. It checks that the plan adds up to exactly 100%, spreads each stage evenly (the last instalment absorbs any fils left by rounding, so the schedule always totals the price), and reports what you will have paid by handover and what remains after it. The only regulated figure is the Dubai Land Department's initial-sale registration fee, Oqood: DLD lists 4% of the sale value as 2% for the purchaser and 2% for the seller, plus AED 10 + AED 10. That fee comes from A2Z's rule file; everything else is your developer's plan.
Calculation method
- Plan must total 100%: booking + construction + handover + post-handover
- Each construction instalment = price x construction% / number of instalments (last one absorbs rounding)
- Post-handover monthly payment = price x post-handover% / months
- Purchaser's registration fee = 2% x price + AED 10 + AED 10 (DLD initial-sale fees)
Worked examples
60/40 plan
Inputs: Price AED 1,800,000; 10% booking; 50% in 8 quarterly instalments; 20% handover; 20% over 24 months
Result: AED 1,440,000 by handover; AED 360,000 after (AED 15,000 a month)
8 x 112,500 = 900,000 construction; 360,000 handover; 360,000 / 24 = 15,000.
Registration fee
Inputs: Price AED 1,800,000
Result: Purchaser's Oqood fee AED 36,000 + AED 20
2% x 1,800,000 = 36,000.

Limitations
- The payment plan is what you enter; developers' plans, milestones and discounts vary.
- Developer admin fees, service charges and DLD fees for the later title transfer are not included.
- Construction delays that move the handover date are not modelled.
- Escrow account rules, completion certificates and developer delay penalties are governed by the project documents, not by this schedule.

Questions
What is a 60/40 payment plan?
60% of the price is paid before or at handover - usually a booking deposit plus construction instalments - and 40% after handover, often monthly over several years. Enter it as booking, construction, handover and post-handover percentages.
What is the Oqood registration fee?
The Dubai Land Department's fee for registering an initial (off-plan) sale: 4% of the sale value, listed by DLD as 2% purchaser and 2% seller, plus AED 10 + AED 10.
Are the instalment dates exact?
No. They are counted in months from booking. The real dates are set in the Sale and Purchase Agreement and often follow construction milestones rather than a calendar.
Can I finance an off-plan purchase?
UAE Central Bank rules cap off-plan mortgages at 50% of the value for every buyer category; use the mortgage calculator for that limit.
