How it works
Under the CBK instructions of November 2018 a bank housing loan for purchasing, building or renovating a private residence may not exceed KWD 70,000 and must be repaid within fifteen years. A borrower can hold a housing loan and a consumer loan at the same time, up to KWD 95,000 in total, as the Central Bank's press release and FAQ state. The rate is fixed but may be reviewed every five years, at the sixty-first and one hundred and twenty-first instalments, by no more than two percentage points. All monthly instalments, including the housing loan, any consumer loan and credit cards, must stay within forty per cent of net salary for employees or thirty per cent for retirees. Enter any outstanding consumer-loan balance so the combined limit can be checked. These are bank limits; Kuwait Credit Bank loans for citizens follow separate state housing rules and are not modelled.

Limitations

Is a bank housing loan the same as a Kuwait Credit Bank loan?
No. Citizens may receive interest-free state housing loans from Kuwait Credit Bank under the public housing welfare scheme; the CBK limits here apply to commercial-bank loans, which can top up or replace that state finance.
What happens to a retiree's housing loan?
For retirees the tenor may be extended by up to five more years, provided the instalment stays within 30% of the new pension.
