How it works
QCB circular 7/2023 replaced the old 70% and 20-year mortgage rule. For individuals financing a home, ready or under construction, and repaying from salary or their own non-property income, the consolidated 2024 Instructions to Banks set a loan-to-value limit and a maximum term that depend on who buys and the price. Up to QAR 6 million, Qataris may borrow 80% over up to 30 years and residents 75% over up to 25 years; above QAR 6 million the limits fall to 75% and 70%, with the same terms. Investment and commercial property and non-resident buyers have lower limits and are not modelled. The widget finances the price less your down payment, computes the level payment at the rate you enter with A2Z's shared loan engine, and checks the loan-to-value ratio and term. Banks also apply a debt-burden test - 75% for Qataris and 50% for residents - but its salary base was not settled in the text read, so the widget describes it rather than testing it.

What is the longest mortgage term in Qatar?
30 years for Qatari citizens and 25 years for residents, for individuals repaying from salary.
Can expatriates get a mortgage in Qatar?
Residents can finance homes in areas open to foreign ownership, at up to 75% loan-to-value over up to 25 years; non-residents face lower limits.
What about off-plan homes in Lusail or The Pearl?
Homes under construction use the same individual limits, with any grace period of at most three years counted inside the maximum term; investment property and non-resident buyers face lower limits.
Are Qatar mortgage limits different for investment flats?
Yes. Ready investment or commercial property repaid from rent allows 75% (Qataris) or 70% (residents) up to QAR 10 million over 25 years, and less above that; under-construction investment property drops to 60% or 50%.
