How it works
Each listing's price is divided by its floor area. With the Imperial switch the area is in square feet, with Metric in square metres, and every result is also shown in the other unit using the exact definition 1 sq ft = 0.09290304 m2 (the international foot is 0.3048 m). A $350,000 house of 1,500 sq ft costs $233.33 per sq ft, or $2,511.58 per m2. Listings B and C are optional; once two or more are complete, the widget flags the lowest rate and adds a comparison table. A listing with only a price or only an area waits for the other figure instead of guessing. The reverse mode multiplies a rate by an area - useful when a builder quotes $250 per sq ft for an 1,800 sq ft house, which is $450,000. Areas must be positive, so a zero area is rejected rather than producing an infinite rate.
Calculation method
- Price per unit area = price / floor area
- Price = rate per unit area x floor area (reverse mode)
- 1 sq ft = 0.09290304 m2 exactly; 1 m2 = 10.7639104 sq ft
- Per m2 = per sq ft / 0.09290304; per sq ft = per m2 x 0.09290304

Questions
Which area should I use?
Use the same measure for every listing: US listings usually quote finished living area above grade, while many countries quote gross internal area in square metres. Mixing a basement-included figure with one that excludes it makes the comparison meaningless.
Why do larger homes often cost less per square foot?
The expensive parts - kitchen, bathrooms, land, permits - do not grow in proportion to floor area. Adding a 300 sq ft bedroom costs far less per sq ft than the whole house did, so a 3,000 sq ft home typically shows a lower rate than a 1,500 sq ft one nearby.
How do I convert between per sq ft and per m2?
Multiply a per-m2 price by 0.09290304 to get per sq ft, or divide a per-sq-ft price by it to get per m2. $2,500 per m2 is $232.26 per sq ft.
Can I use it for land or commercial space?
Yes, as long as the areas are measured the same way. For land, acres or hectares are more common; convert with the area unit converter first if needed.
Does it work for condos and apartments?
Yes, but compare like with like. A condominium's listed area may include or exclude balconies, storage lockers and its share of hallways, and its monthly HOA dues or service charge are not in the price, so two flats at the same rate can cost very different amounts to own.
Why is the cheapest listing not necessarily the best value?
Price per square foot ignores lot size, condition, layout, parking, views and location within the neighbourhood. Treat it as a first filter, then compare the homes in person.
